Buying property in Spain: the basics
NIE number. Every foreign buyer needs a NIE (foreigner identification number) to buy property in Spain. It is issued by the Spanish police or a Spanish consulate, and we can tell you how to apply.
Bank account. A Spanish bank account makes it easier to pay taxes and bills after the purchase.
Buying costs. For a resale property in Andalusia, the main tax is the transfer tax (ITP), with a general rate of 7%. Add notary, Land Registry and administration fees. As a guide, budget around 8 to 10% of the price on top. New-build properties pay VAT instead of transfer tax.
The process. Once your offer is accepted, you sign a deposit contract (arras) and pay a deposit. The sale is completed at the notary, where the deeds are signed and the rest of the price is paid.
Independent lawyer. We recommend that foreign buyers also use an independent lawyer. We are happy to work alongside yours.
